I do not have personal experience with people letting their home go though foreclosure rather than short sale.  I would hope they opt for the short sale and the lenders are making it much easier compared to last year or the year before that.  Short sales seem to be advantageous over foreclosure for everyone involved.  Short sales add to supply the same as foreclosures and as such they have the same effect on prices.
My observation is that there are some folks who price their home to sell, and there are some who are still living in 2006.  It is amusing when you see that they bought a home in 2006 and are trying to sell it for more now.  It makes you scratch your head and wonder where they have been for the past few years.</description>

This market is crazy and I have seen sellers who would rather let their home go to foreclosure than deal with selling it to a willing buyer through a short sale!  Would love to hear your opinion on that...

Also, it would be interesting to hear the stories on new properties listed for sale and what you think of the asking price as sometimes they seem completely ridiculous.</description>
