23491 Via Alondra is scheduled for trustee sale on 4/22/10 with a published bid amount of $729,064 which is the total amount owed to the filing lien holder at the time of recordation. That does not include amounts owed the 2nd holder or any other lien holders.
23491 Via Alondra is listed for sale with an asking price of $525,000 and has been listed for sale for over 10 months. Even though the listed asking price is less than the published bid amount and less than the original loan amount of $700,000 on the 1st mortgage by Wells Fargo, 23491 Via Alondra is not listed as a short sale. There is no description of the property on the listing and the property location, (community), is entered as “out of area – South” instead of Coto de Caza or Trabuco Canyon which is where anybody looking to buy a home in Coto is going to enter as their search area and anybody looking to sell a home in Coto is going to enter as the property’s location. The lot size according to the listing on Redfin shows as 10,200 square feet, but our service shows the county records data as the normal Village lot area of 6,000 square feet.
When googled, the listing broker shows as a mortgage broker located in Agoura Hills who does not advertise agent services. The “source” of the listing is showing as VCRDS instead of SoCalMLS. As far as I can tell, VCRDS is an abbreviation for Ventura County Regional Data Share. Unless one of our more knowledgable readers can inform me otherwise, I would assume this “source” is telling us that 23491 Via Alondra is listed in the Ventura version of the MLS. Would a search for properties for sale in Coto even list a property in the VCRDS? I dunno. It does not show up on Redfin if one enters either “Coto de Caza”, “Trabuco Canyon”, or “92679″ in the location box., and there is no “For Sale” sign out front.

Regardless of its listing or not, I always enjoy seeing Village homes featured… the unique architecture of each one is always interesting to look at and let my imagination ponder.
What always amazes me though is they cover up such interesting looking homes by putting trees in front of them.

They are probably not interested in selling it. Just like the home on 12 Bentley which went active again last night. If you look into that, it has an old subprime guy listing that one.
