All in the Family

23181 Via Celeste

23181 Via Celeste

Oh my, isn’t that pretty.  At Christmas time, this is one of those over the top Christmas decoration and light show homes that everybody drives by, including yours truly.  It is very cool and my kids love it.  I do not know who resides in 23181 Via Celeste, but I do know that the owners also own 16 Fair Valley.

And the owners of 6 Fair Valley also own 3 Heatherwood.

And the owners of 23181 Via Celeste/16 Fair Valley are brothers and in-laws to the owners of 6 Fair Valley/3 Heatherwood.  And all four homes have a recorded Notice of Default.  Keep it all in the family?

23181 Via Celeste was purchased by its present owners of record, (owners of record because in 2006, the home was deeded to the father and business partner of the two brothers), in September of 1998 for $591,000 with a down payment of 25%.  I admire those who put down a larger than average percentage.  It is all very confusing, but foreclosure radar shows a total of $3,340,000 of loans on this property, which is hard to fathom because who would loan that much on a nice, but not anywhere’s close to $3,300,000 property?  The NOD recorded on July 21, 2009 with an amount due of $38,120.  We have never been inside, but it looks to be a lovely home.

16 Fair Valley was purchased by its present owners brand spanking new from Toll Brothers, (irony, just in case you did not notice), in October of 2000 for $771,500 with almost 42% down.  I admire folks who purchase with large down payments.  Foreclosure Radar shows total current loans outstanding as $900,000 with a NOD for $38,208 recording on July 6, 2009.  16 Fair Valley also appears to be quite nice with a nice shiny Hummer parked out front.

16 Fair Valley was purchased 2 years after 23181 Via Celeste was purchased.

3 Heatherwood was purchased by its present owners in May of 2006 for an unknown amount with a loan for $825,000.  Foreclosure Radar shows total current loans outstanding as $1,625,000 with 2 NODs; one for an amount of $28,008 recording on April 22, 2009 and another for an amount of $34,662 recording on May 19, 2009.  I have my suspicions on the accuracy of 2 NODs against the property, but that is what FR says, so for now we will just go with it.  One notification service is also showing a NTS recorded with an auction date scheduled for September 14, 2009.

6 Fair Valley was purchased by its present owners in August of 2006, (just 3 months after 3 Heatherwood was purchased), for $1,700,000 with a down payment of 15%.  Foreclosure Radar shows total current loans outstanding as $1,445,000, the original loans, with a NOD for $43,203 recording on June 15, 2009.

Wow, does this family do everything together, or what?
