Update to Real Housewives in Default

Tamara's New Digs

Tamra's New Digs

It has been some time since we have updated our “Real Housewives Notice of Default” post.  It seems the status of the listing on Tamra’s house, 3 Pointe Circle, has changed to “Backup Offers Accepted”.  The listing price is $1,149,000.  So, … where will the Barney’s move to?

The notice of default on 12 Shire, residence of Jeana, expired without a notice of trustee sale being filed.  Yet.  Jeana listed her home for sale in June of 2009 for $5,500,000.  What the ____?

It is rumored that 12 Shire was refinanced, which is likely, but the loan has not been recorded.  If it was a loan mod, I doubt if it would need recording, but if it was a refi, it would be very strange that it was not recorded. Do hard money lenders record their loans?  How about Vito?

When Slade’s home at 14 Meadow Wood was in foreclosure in 2008, a nice family who was renting the house at the time, bought it on a short sale.  The nice family has since listed the home for sale and it is in escrow.

When the Knickerbockers, Tammy, sold 31731 Capuchina in 1999, how would they know it would end up as the biggest forclosure in Coto in 10 years.

Vicki bought 2 Altimira in April of 2007 for $1,650,000, after the peak of the market, (probably on some great advice from a friend/realtor), as either a downsize or a flip, and listed it for sale with Jeana for $1,795,000 in May of 2007.  I don’t think we need to rehash the renting and listing and renting and listing and price changes.  Stick to insurance Vicki.

And Lynne and family being evicted.  On television?  How does the production crew time these things?  Was this the first eviction?

Isn’t Lauri’s new husband George a commercial real estate developer?  How must CRE be doing these days?

All this leads up to the question:  Is there a real estate curse on the housewives?

cdcrez, what would you value Vicki’s place on Altimira at?

Also, on Jeana/Matt… 2 other properties they own still appear to have NTS’s on them (one in Coto, one in Irvine). Any thoughts on the value of the Coto property?

More High-End Homes Headed to Foreclosure
    http://blogs.wsj.com/developments/2009/11/11/more-high-end-homes-headed-to-foreclosure/
(excerpts): Take Los Angeles, where bank-owned homes priced above $500,000 accounted for just 5% of all foreclosures sold in August. Those sales may be just the tip of the iceberg: Homes at that price bracket accounted for 35% of all bank-owned inventory at the end of September and 45% of all mortgages that were 90 days or more delinquent, according to LPS Applied Analytics.

Weak sales and rising inventory from bank-owned homes means that L.A. had an inventory to sales ratio for bank-owned homes of 62-to-1 for homes priced above $500,000. By contrast, the ratio is 15-to-1 for homes priced from $250,000 to $500,000, and three-to-one for homes selling for less than $250,000

12 Shire – $400 per square foot if they do not take the appliances, fixtures, toilets, etc.

    2 Altimira – $850,000

Life is way too short to take things seriously. (hence my tongue in cheek writing style)

Thanks for the visit, and if it matters… you’re definitely the hottest housewife in my book ;)
