There are 3 newbies and 2 recycles, (recycle is our temporary new term for foreclosures that are back after a “successful, permanent” loan mod.)

2 properties have had 10 or more postponements.  1 has had 20 postponements.

6 Aquila Way – The trustee sale has been postponed until 3/01/10.  The NOD recorded on 3/18/09 for $83,842.   There have been 5 postponements of the trustee sale.

31861 Via Oso – The trustee sale has been postponed until 3/01/10.  The Notice of Default recorded on 4/16/09 for $13,901.  The first scheduled trustee sale date was 8/20/09.

98 VIA CANDELARIA – The trustee sale has been postponed until 3/02/10.  The NOD amount is $19,050 and it recorded on 3/10/09.  There have been at least 20 postponements.  That is 20 for those of you who are counting.  Doesn’t this seem like some type of abuse of the legal system?

The trustee sale filed by the CZ Master Association for 114 Vela Court initially showed as canceled on 12/23/09, but a trustee sale was scheduled for 1/29/10 soon after the NTS showed as canceled.  The trustee sale filed by the CA Master Association has been postponed until 2/19/10.  The NTS filed by the lender has been postponed until 3/03/10 and this was the first postponement for this particular NTS.

26 Sawgrass – The trustee sale has been postponed until 03/03/10.  The notice of default recorded on 7/01/09 for $40,250.  This was the second postponement of the scheduled trustee sale.

12 Mahogany Run -  The trustee sale has been postponed until 3/04/10.  The NOD recorded on 7/08/09 for $21,825.  There have been 4 postponements.

7 Pictor – The trustee sale has been postponed until 3/04/10.  The notice of default recorded on 3/16/09 for $22,195 has been postponed 3 times.

31932 Via Coyote – The trustee sale has been scheduled for 3/04/10.  The notice of default recorded on 6/01/09 for $18,014.  This is the first scheduled trustee sale date.

1 Endicott – The trustee sale has been scheduled for 3/05/10.  The notice of default recorded on 11/10/09 for $36,059.  This is the first scheduled trustee sale date.

31531 Via Conejo # 156 – The trustee sale has been postponed until 3/05/10.

12 Shire – This the second time around for 12 Shire.  This trustee sale has been scheduled for 3/05/10.  This notice of default recorded on 5/11/09 for $37,538.  This is the first scheduled trustee sale date for this NTS.  We will have more on 12 Shire this week.  It is a recycle.

31 Summerside – The trustee sale has been scheduled for 3/05/10.  The notice of default recorded on 9/04/09 for $97,495 and this appears to be the first postponement for this trustee sale.  This property was in the foreclosure process in 2008 and the trustee sale was canceled.  It seems that a subsequent NOD and NTS are very common for NTS cancellations.  The most striking difference between this NTS and the 2008 NTS is that there is more than $60,000 owed on the 2009 NTS than was owed on the 2008 NTS; must be one of Obama’s loan mods.  But, heck, at least they put off the demon specter of foreclosure for another year and the “owners” were able to live in their home for another year, probably rent and mortgage free.  Is this a great country or what?

19 Knotty Oak Circle – The trustee sale has been scheduled for 3/05/10.  The notice of default recorded on 11/06/09 for $37,855.  This is the first scheduled trustee sale date.

49 Charleston – The trustee sale has been postponed until 3/05/10.  The NOD recorded on 2/24/09 for $19,671 and there have been 12 postponements.
